In the historic centre of the village of Rio Elba, off the charming Via Corta, is this large period house on three levels. It has been completely renovated in the last three years by the current owners, using great aesthetic taste and at the same time a rare attention to functionality.

Excellent privacy is given by the vegetation and the position, despite being only a few steps from the central square, in fact the property overlooks a splendid and well-kept terraced garden of more than 1,300 square metres, with flowers and ornamental plants, fruit trees, palm trees and a small vegetable garden. A pleasant place of rest and retreat to with several secluded relaxation areas, equipped with benches, hammocks, tables and deck chairs. The outdoor area is also completely fenced and equipped with a lighting system that makes this property stand out even at night.

American vine creepers envelop the house, naturally dressing it in different colours every season.

The property is made up of two residential units on the land register, but by simply closing an internal door it is conveniently divided into three units, all autonomous and with independent entrances.

The largest apartment (the one that can be divided into two) is 275 square metres, arranged on three levels each with its own entrance, it is composed of: a large kitchen with dining area, large terrace, lounge, mezzanine, living room with open kitchen, four bedrooms and three bathrooms.

The smallest is 45 square metres with two independent entrances, consisting of: a living room with dining area and kitchenette, double bedroom, bathroom.

The large terrace of 53 square metres looks towards the historic wash houses and the Valley of the Mills, and on to Rio Marina and the sea. Entirely tiled in terracotta and furnished with brick sofas, working fireplace and dining table, it is partially covered by a roof that guarantees privacy from the village behind. This area has also undergone extensive renovations to ensure stability, waterproofing and efficient water drainage.

Niches, wall cabinets and cupboards are cleverly located both inside and outside the house, to hide electric, and other systems from view, thus ensuring greater order and sobriety.

The property also includes a comfortable separate outhouse of 19 square metres, also completely renovated with new insulation, equipped with two reserve water tanks with a capacity of 2,000 litres each.

The wide spaces, the number of rooms, the position, the view, the impossibility of new adjacent buildings, the outbuildings and the style make it a rare and fascinating property. It is ideal for one or more families who intend to live in the old Elban village but at the same time in a quiet and elegant residence.

Currently part of the property is rented during the summer and it is possible to increase this potential.

Notes about Karl Oppermann: The well-known German artist and university art professor Karl Oppermann was the previous owner of this splendid mansion. He arrived on Elba with his wife in 1967 and bought this house, which was his atelier from 1970 until 1985. Welcomed by the people of Rio, they integrated well into village life for many years. Signs of his passage can still be found in the bones of the house, such as the magnificent vertical window that illuminates the mezzanine area. Opperman donated two of his paintings to the Church of San Giacomo Apostolo, the main church in Rio Nell’Elba, and they are still exhibited there today on both sides of the altar.
