The original building, built around 1935, was an agricultural warehouse with cellar. Purchased in 1992 by the current owners, it has undergone significant renovations that have modified and enlarged the property to its present state. During the renovation, the materials were chosen with particular care to keep the tradition of the place intact: the facades were cleared bringing to light the underlying granite stones, they were partially plastered in typical Elban style, which is also reflected in the roof tiling. Internally, tricks have been used to revive the rustic and country feeling: ancient Tuscan terracotta floors; granite for the thresholds, window sills and stairs; chestnut wood for beams, doors and wardrobes.
The house develops on two levels and is divided into two apartments: the master on the ground floor and the annex in the basement, for a total of 130 sq. m. Both enjoy a beautiful view of the sea and the surrounding villages, Marciana Marina, Enfola, Poggio and Marciana.
The two units are connected via an internal granite staircase and can be made completely independent, by closing a door, but from the urban and cadastral point of view it is one dwelling.
The ground floor consists of: porch with sea view, large open space with exposed beams including the living room with fireplace, kitchen and dining room, double bedroom and bathroom with tub, toilet and bedroom/study.
The annex consists of: hallway, kitchen, bedroom with bathroom. Outside there is a kitchen with barbecue and covered dining area.
From all the rooms you can access the terraces surrounding the house, giving total independence for each room.
The outdoor spaces are extremely well-kept, terraced and paved, measuring about 220 sq. m. plus about 5,000 sq. m. of agricultural land, completely fenced, developed on several terraces delimited by dry stone walls. Since the surface is arranged on different levels, these are connected to each other via stone stairs.
The land is planted with olive trees, fruit trees and citrus groves, while the one farthest from the property is Mediterranean. The property has two entrances, one a driveway and one pedestrian, covered parking spaces.
