Patresi is a quiet place, where one of Elba’s lighthouses is located. An area known, above all, for its distinctive beach of large smooth granite stones that accompany you into a clear blue sea, typical of this part of the coast. The beaches of Sant'Andrea and Cotoncello are not far away.
The property is located near the village of Patresi and consists of a terracotta-roofed building of about 140 sq m, on two levels, with extensive grounds and a beautiful view.
The beach below can be reached by a pedestrian lane.
The property is accessed by a private 400-meter road that ends in a large parking area.
Internally it measures about 95 sq m and consists of: living room with mezzanine, kitchenette, a bedroom, a bathroom and covered terrace. The feeling one gets is of a large and bright environment where, from almost all the windows, you can see the sea.
The living room has an impressive granite fireplace, very high ceilings, exposed beams and a large mezzanine to use as a study. From here there is access to a large and panoramic portico, from which you can enjoy the total privacy and tranquillity of the area, as well as a view of the surrounding countryside, the lighthouse and the sea.
In the basement there are, with separate entrances, a storeroom/workroom as well as a laundry and a room with bathroom for a total of about 45 sq m.
The land extends for 4,480 sq m, partly uncultivated and partly garden. Near the main building, there is a small stone ruin used as a boiler/utility room.
This property is for anyone looking for a peaceful spot, away from the summer bustle and who loves being in contact with nature.
